The Lincoln Station Light Rail T.O.D. - Lone Tree, CO
The 58-acre Bradbury property at the Lincoln Ave exit of I-25, had stood fallow since the family gave up ranching of its many parcels of land south of Denver sometime during the 1970's. This particular parcel suddenly became extremely valuable when the light rail system of RTD decided that the surrounding development warranted turning this under-utilized property into the last train stop of its southwest line extension. The Bradbury's and their development representative approached Lowe Enterprises to help them re-plan this important development and Robert E. Fitzgerald, due to his relationship with Lowe through the Gates master planning process, was selected to replace other planners to see if there were other, more creative ways to address the presence of the light rail station and to more completely integrate the divergent developers being utilized at the property.

Fitzgerald envisioned a central plaza on axis with the new station that would be host to an urban development consisting of a mixed use, mid-rise architecture of retail shops, residences, office space, largely concealed structured parking and even a civic center and performing arts complex. Rather than the last stop on the light rail, Lincoln Station was to become a true destination entertainment complex. Unfortunately, the Bradburys had difficulty in negotiating with Lowe and that company eventually dropped out of the development.
